Buyers Tips   Good advice to save stress!
Find a suitable area   When you find an area you feel you might be happy to live in, learn as much as you can about what it offers. Look at its schools, facilities, transportation etc, to help make the decision whether or not the area offers the facilities and services you need.

Establish your spending limit   Before looking at properties, talk to your lending institution to determine what you can comfortably afford to outlay. Remember to include solicitors' fees, stamp duty, and inspection costs.

Discuss your needs   Contact Highlands Rural Real Estate and make an appointment to discuss your requirements. This will enable us to select the homes that meet your criteria and keep in touch with you regarding new listings if we don't have something suitable.

Inspections   After reaching an agreement to purchase have a professional building and pest inspection carried out on the property.

When to buy   The right time to buy your home is when you find the right home, whether it's the first house or the fifteenth.

Sales Tips   Here's some of the best!


It's important to have up to date documents, such as final council approvals, surveys, etc. See your solicitor to obtain a contract of sale to enable your property to be placed on the market.

Pricing Factor   It's very important to discuss the marketing of your property with your agent. Comparable sales should be used to arrive at a selling price, that will entice purchasers to inspect your property.

The Clean Factor   If your house is squeaky clean, it will sell faster and at a higher price. Why not have a spring clean and get rid of that old junk, so your house will appear larger. Remember to ensure there's a pleasant odour when prospective buyers arrive for showings!

Access Factor   Make sure the keys are available to agents so time and interest by a potential buyer aren't lost with unnecessary running around! When your home is being shown, keep all the lights on, have all doors unlocked, take the kids and pets for a walk, have all curtains and shutters open and leave some soft music playing so the buyer will be at ease and the agents can do their job.

Paint and Carpet Factor   Paint is your best investment for getting a greater return on your money. If your carpet is worn, dirty, faded, outdated, or an unusual colour, you may need to seriously consider replacing it. Don't think buyers have more money than you have to replace carpet. They don't. They simply buy elsewhere.

Front Yard Factor   Your front yard immediately reflects the inside condition of your home to the buyer. Make sure all pruning is done, debris removed, grass mown and edges trimmed, parked cars removed and walkways swept. These all add to street appeal. If the buyer doesn't like the outside, they might not stop to see the inside.

Terminology   Don't let Real Estate jargon SCARE you!


Here's some terms you'll hear used, when you're buying, selling, or simply enquiring about real estate!

Vendor: The seller is the vendor.
Purchaser: The buyer is the purchaser.
Contract: The document required to sell a property is called the contract.
Exchanged: When the purchaser has paid a deposit (usually 10%) and both parties have signed, the contract is exchanged.
Settled: Usually 6 weeks after exchange, the remaining balance is paid by the purchaser, the property is settled and the sale complete.
Gazumping: If another buyer makes a higher offer than you and the vendor signs the contract with them without you being informed, you have been gazumped.
Solicitors/Conveyancer: Employed to do the legal work for your purchase or sale.
UCV: Unimproved Capital Value - A term used most often by valuers - the rates you pay on your land are based on the UCV.
Council: Our local councils are Wingecarribee Shire Council and Mulwaree Shire Council. Any queries you have about building, rates, planning, development, rules and regulations may be answered by them.
Sales Agency Agreement: The agreement signed between the agent and vendor, giving the agent the authority to sell your home.
